Seal coat is a composition of refined petroleum asphalt emulsion, fillers and fibers. This cold-applied resurfacing and sealing material is ideally suited for parking lots, driveways, playgrounds, tennis courts, or other similar asphalt pavement surfaces.

What is SealCoating

Our typical seal coat job starts out with a standard surface preparation by use of a high powered blower and wire broom sweep as needed to remove any dirt, moss and debris from the surface. The seal coat material is then applied via spray application or wide squeegee depending on existing asphalt surface. Existing rough surfaces will receive a squeegee application to allow for maximum material while creating a smoother surface. Existing smoother surfaces will receive a spray application in order to achieve a heavy coat. The spray application is left untouched to allow for a thicker coat on smoother surfaces. It is important to be able to provide both application processes because the use of a squeegee on a smooth surface tends to leave very little material behind. Once the areas have been properly seal coated and dried, we will apply the striping and open it back up to traffic. Your lot is now ready to be enjoyed and appreciated by all.

It is important to know that while seal coating has many benefits, it's not a substitute for crack fill. So today, we’d like to take the time to answer some of the more common questions we get to help you get a better idea of what’s involved when you add sealcoating to your driveway or parking lot.

How long does sealcoating last?

When people ask, “How long does sealcoating last?” our short answer is, “Usually a few years.”

In truth, it depends on a few different factors, including the amount of traffic in your parking lot or driveway, and exposure to the sun, oil or gas.

Far too many homeowners or business owners wait as long as a decade before considering resealing their lots and driveways. And the damage is obvious: what was once black is now a faded grey.

Customers often ask us how often they should get their driveway sealed. We’ve seen some homeowners who use too much caution when it comes to driveway sealcoating, and have their driveways coated once a year. Overusing sealer can cause peeling, flaking or cracking if it builds up.

The industry standard is for sealcoating to be replaced every two years, which allows the sealer on your driveway or parking lot to wear away prior to resealing.

I’ve just had new asphalt applied. How much time should I let pass before I have it sealed?

If you’ve just installed a new driveway or parking lot, industry standards recommend that you wait six months to a year – or go through a winter – before having sealcoating applied.

How will I know I need to repair my asphalt?

It will tell you. You just need to know what to look for.

Some signs are obvious, like potholes or a warped or buckled surface. But you should keep an eye out for more subtle signals as well:

  • Lingering puddles
  • Fading and stains
  • “Alligator” cracks (which get their name from their alligator skin-like appearance)

Any of these signs should tell you it’s time to consult with an asphalt repair contractor.

My landscaper just dropped off some mulch and fertilized the lawn. How will this affect the sealing process on my driveway?

A good question for this time of year. If this is the situation at your home, and you’ve just scheduled driveway sealcoating, we’d suggest that you power wash your driveway in the days before we get there.

Our concern here is that the sealer might have a chemical reaction to the mulch and/or fertilizer, causing it to become discolored.

What time of year is the best time for sealcoating a driveway or parking lot?

The warmer weather months work best. Spring, summer or fall — the key here is that the ground and air temperatures need to be above 50 degrees.

However, if you have a commercial parking lot and can’t afford for it to be off-limits for too long, we’d recommend having it sealed in June, July or August, which will allow the seal to cure and dry faster.
